How soon should I make a booking?

Ideally bookings should be made as soon as you know the date you will receive the keys to the property. 

Can you complete entry and exit reports with furniture and items inside the property?

For the best outcome, we recommend that the property be completely vacant for our inspection. We can still complete reports if you’ve already started moving in, however with personal items and furniture already there, we may not be able to see some things. The only exception to this is if the furnishings belong with the property - then in that case they will form part of our report. If this is the case, please be sure to let us know prior to the commencement of the inspection.

Can you guarantee our bond gets returned?

While we work hard to be extremely thorough with our reports, we are unable to guarantee you receive your bond back at the end of your lease. We list everything at the time of our inspection and do not have control over any changes made to the property during the tenancy period. We hope that by providing you with a completely thorough report at the beginning of your lease (some may even say it’s “over the top!”), that should there be any discrepancies between you and your real estate/landlord, you should contact your authorised tenancy tribunal (In QLD it’s the RTA) and have your copy of the report handy.

Do you provide photo’s?

Yes! All of our reports include digital photo’s of the property, with special detail to anything we list on the report.

How long will it take?

Depending on the size of the property, our inspections can take anywhere from one hour, up to 4 hours or more for larger properties. This is reflected in our price guide. Once we have completed the inspection, we write up the report and have it back to you within 24 hours.
